I have frequently written about the value of purchasing a home warranty when you buy your home. There are some Home Warranties that cover Michigan and some that do not. The ones that I know cover Michigan are American Home Shield, and America's Preferred Home Warranty. Thus these are ones I tend to recommend.

The coverage differences vary, but the first and most important thing to check is does the Home Warranty company cover Michigan? For example, a national company like 'Old Republic' which offers a very good Home Warranty plan, does not cover Michigan.
A home warranty can cover you on many unexpected repairs on a home that could be costly to pay for on your home. I recently received a report from American Home Shield, a Home Warranty that covers Michigan, and they had covered a plumbing repair in the amount of $750 on one client I sold a home to about 6 months ago.
In another case where I sold a home warranty, my clients had a major failure of the furnace and air conditioning unit all in the same 12 month period and both systems were replaced by the home warranty company. The total cost of repairs they avoided by having the coverage was in excess of five thousand dollars.
There are other companies that offer Home Warranties that cover Michigan, so I suggest you research them carefully to make sure they offer coverage in your state. The cost of a home warranty generally runs around $450 to $500 on average for twelve months of coverage.
It is also important to not just buy the basic coverage, but to get the additional coverage that includes correcting or updating code violations. Too many times a ‘Do It Yourselfer' improperly installed something when they previously owned the house, and the contractor cannot do the repairs needed without also addressing the code violations.
Home Warranty companies that cover Michigan require that you call when a repair is needed beforehand, and they then authorize you to call a contractor. Sometimes they even have a list of approved contractors in your area to help save you time. Also, they usually have a 24 hour, 7 day a week call-in center with most of these companies, so you can reach them at odd hours or weekends.
As a Realtor, I always recommend new buyers obtain a Home Warranty that covers Michigan, for at least the first year they own a home, as it gives that extra measure of protection that if often lacking in homeowners insurance policies.
