A Home for the Holidays

While the winter months are often considered perfect for spending time with loved ones, they could also be an excellent time to buy a home. You can get yourself a home for the holidays.

A Home for the HolidaysThere is a general perception that real estate activity typically slows down a bit during colder months. Many people don't find the idea of house hunting in the cold very appealing. Also, many families are focused on the school year and their holiday shopping - which tends not to include shopping for a house. This reduced competition can work to a buyer's advantage.

With fewer people searching for home loans, lenders are less busy and more likely to give greater personal attention to the smaller pool of buyers. Winter weather can also clue buyers in on whether a house is drafty - indicating the home might need new windows or have leaks that need to be sealed. 

You can also learn many things about the neighborhood in terms of accessibility, especially in Battle Creek, Michigan where snow accumulation is common.  How well is the neighborhood snow plowing maintained?  Not that this alone would deter you from purchasing a house, but it can tell you whether neighbors take the time to shovel their own sidewalks, or neglect it.  Sometimes this can be an indicator or community pride of ownership. A Home for the Holidays

However, there is a fact that sellers who have their homes on the market during winter are usually willing to entertain most any offer, and it creates an opportunity for a buyer to get a great deal.  It can also ring true with foreclosures, as in the Battle Creek market I have found that banks selling a foreclosed property that has been on the market awhile will sometimes be more willing to accept a lower offer as the end of the year approaches. 

All of these things make it a great time for home buyers to get a home for the holidays.  If you get an offer written at the end of November, or in early December, it is quite often the case that you can close it before Christmas or New Years.  Working with a knowledgeable Realtor who knows the area can make the process smooth and easy.  You can not only find the home that is perfect for you, but you can get help and advice on financing too.

I agree that buyers and sellers mistake the holiday season as time of slow down. Its true that people are busy doing holiday stuff but business is still conducted on the regualr

For some families, moving during the holidays helps transition their kids into a new school. It's much better for them to start after the break than pulling them out in the middle of the year.

In our area, smart buyers are out there this month. Getting settled before the new year saves lots of stress of more likely being in multiple offer situations. Yes, congratulations to you for earning "Realtor of the Year."
